The team works closely with other partners to provide students and guests with services that support living and learning at the University of Pennsylvania.

Job Description

The Senior Financial Analyst (SFA) is an integral member of the Residential and Hospitality Services (RHS) Finance teams and reports to the Director of Fiscal Operations. This position interacts with a variety of finance and operational business partners and, as a result, requires a strong client orientation and an ability to communicate complex financial information clearly. This role is the primary finance business partner for Penn's Residential Services operational leadership and their areas of oversight. This $86M budget includes operations such as student housing assignments, building operations for Penn's College Houses, and maintenance and capital investment planning for the Residential portfolio (14 buildings, 6,100 students, $78M budget) along with $8M in RHS administrative overhead expenses. In this capacity, the SFA monitors operational performance for these areas, reviews financial reporting with operational leaders, leads the budget and forecasting process, and develops models for decision support.

Additionally, the SFA is responsible for consolidating and reporting financial and operational information for the Residential and Hospitality Services Center. These duties are necessary to complete informal (ad hoc) requests and deliver on formal reporting deadlines, including budgets and forecasts, monthly and quarterly reports to the Business Services (BSD) and Executive Vice President (EVP) Divisions, Capital Plan, and fiscal year-end. For example, a key responsibility is ownership, reporting, and framing the RHS long-term strategic model and capital plan. In this capacity, the SFA will lead reviews internal to RHS, partner directly with the Business Services Financial Planning and Analysis team, and prepare analysis and framing for Divisional leadership.

This position supervises one Business Administrator who conducts day-to-day fiscal operations activities for Residential Services operations to ensure a strong controls environment. These duties include transactions for and reconciliations of: payroll, procurement, accounts payable, balance sheet and general ledger accounts, and conducting fiscal close processes in compliance with BSD and University policies. As such, the SFA is responsible for following established policies and procedures and is expected to recommend improvements to them where applicable.

Job Duties:
  • Supports operational leaders and provides financial leadership through financial planning, budgeting, capital planning, and other tasks as necessary.
  • Manages the RS business administrator to ensure all transactions support a strong controls environment through the execution of financial transitions ensuring the proper checks and balances.
  • Responsible for consolidating and reporting financial and operational information for the Residential and Hospitality Services Center. Deliver on formal reporting deadlines, including budgets and forecasts, monthly and quarterly reports to the Business Services (BSD) and Executive Vice President (EVP) Divisions, Capital Plan, and fiscal year-end.
  • Maintains the FIRM and Housing Endowment budget for funding internal projects in Residential Services Provides the funding allocations to FRES for project work, coordinates with operational directors to revise their planning for each forecast cycle. Maintains the RHS overhead budget which includes IT, Marketing, Finance, and Communication.
  • Deliver financial & strategic analysis to drive decisions across Residential; Services that consider both return on investment and maximizing student satisfaction.
  • Develops and maintains the budget for RHS Overhead. This includes RHS central services finance, IT, communications, marketing, and professional development.


Qualifications:

A Bachelor's Degree is required and 3 years to 5 years of related experience or an equivalent combination of education and experience. Higher degree desirable. Experience within a University setting and/or within housing or hospitality industry preferred. Superior financial and accounting skills required. Excellent skills in oral, written, interpersonal communications and fiscal management decision making. Demonstrated ability to manage projects simultaneously and work independently. Able to work collaboratively with university partners, administration, business and community leaders. Demonstrated supervisory experience. Targeted Pay Range: $61,046.00 - $90,000.00
